How Did You Get My Name?
By asking prospects this simple question, you’ll learn if your hard-earned marketing dollars are working.

I used to throw thousands of dollars at print and online ads for my real estate business, believing they’d give me exposure and bring more clients through the door than I could handle. I watched other agents do it, and it seemed to be working for them. But after several months and many dollars down the drain, I didn’t see any increase in my customer base. The only thing that went up was the ad sales rep’s bottom line.

I’m not saying real estate professionals shouldn’t take out ads. But we all lean on marketing crutches—tactics we’re told are tried-and-true or products and systems we’re promised will send us automatic leads. That’s not how you should decide where to spend your marketing dollars. There’s a simple way to find out what kind of marketing actually works for you; just ask your prospects one question: “How did you hear about me?”

I learned to do this early in my 35-year career, asking all my leads why they called and how they got my name. I became lax about it when business was booming, but when things slowed down, I bought into marketing gimmicks to pick up more clients. I realized I had gotten off-track eight years ago after becoming frustrated with the lack of results from my print and online ads. I vowed to begin asking every prospect these questions again—if only to prove to the advertising and lead-generation companies that they were doing me no good.

That’s when I learned what I really already knew: Most prospects contacted me after seeing my yard signs or being referred by one of my past clients. This was a wake-up call to stop throwing my money away on marketing products that weren’t working and focus on getting more signs into my community and working my client database.

Knowing where your business is coming from helps you make smarter decisions about where to spend your marketing dollars and how to use your time. But you can’t rely on anyone else to give you this information; you have to find it out for yourself. I see too many practitioners exhibit blind faith that whatever marketing company they’re working with will send them leads automatically. If that were true, those companies wouldn’t need to call us; we’d be calling them.

Failing to find out where prospects learned of your business isn’t a rookie mistake. I was 27 years into my career when I realized I was passing up such a clear opportunity to better my business. But I’ll admit that even after I corrected my mistake, I wasn’t immediately ready to give up all the other marketing crutches I had relied on. It took more than a year to let them go and refocus my resources. Once I did, my business began to increase. After reorganizing my marketing focus, it was only a few weeks before I saw a big uptick in leads and new business. And in the first year, I brought in 10 percent more income.

With the endless marketing opportunities the Internet now affords us, it’s even more critical for you to know where your business is coming from. On top of that, it’s an ego boost when prospects tell you they called for a particular reason. It lets you know what you’re doing right. How can you know what’s pulling the clients in if you don’t ask them?

I ask all prospects who call, e-mail, or meet me at an open house how they heard about me or my listing. I don’t miss many opportunities anymore. When you slow down and regularly assess where your clients are coming from, you’re better able to target the right people.

Lawrence Board of REALTORS® Releases Home Sales Figures for December 2015

Homes sales fell by 2.6% in December compared to the prior year. Sales in December 2015 totaled 75 units, down from 77 in 2014.

Among existing homes, 70 units sold in December, an increase of 1.4% from 69 units that sold in 2014. The average sale price of existing homes was $205,125. This represents an increase of 9.5% from the December 2014 average price of $187,261.

For new construction, 5 sales occurred in December, down from 8 units the prior year, a decrease of 37.5%. The average sale price of new homes in December was $291,182, down 5.7% from the same period last year.

A total of 54 contracts for sale were written in December 2015, up from 53 in December 2014. This is an increase of 1.9%. Contracts written during the month reflect, in part, sales that will close in the near future.

The inventory of active listings in the City of Lawrence stood at 240 units at the end of December, which is down from 281 homes that were on the market at the end of December last year. At the current rate of sales, this figure represents 3.2 months’ supply of homes on the market.

According to Carl Cline, President of the Lawrence Board of REALTORS®, “2015 has been terrific. The number of homes sold in Lawrence increased by 11% over 2014. New construction home sales were up 6% too. More good news for Sellers, as home sales prices were up slightly (2%), and homes sold about 20% faster in 2015 than in the prior year.”

Lawrence Board of REALTORS® Releases Home Sales Figures for November 2015

Homes sales fell by 23.2% in November compared to the prior year. Sales in November 2015 totaled 53 units, down from 69 in 2014.

Among existing homes, 50 units sold in November, a decrease of 18.0% from 61 units that sold in 2014. The average sale price of existing homes was $173,111. This represents a decrease of 8.8% from the November 2014 average price of $189,850.

For new construction, 3 sales occurred in November, down from 8 units the prior year, a decrease of 62.5%. The average sale price of new homes in November was $322,600, down 6.4% from the same period last year.

A total of 63 contracts for sale were written in November 2015, down from 64 in November 2014. This is a decrease of 1.6%. Contracts written during the month reflect, in part, sales that will close in the near future.

The inventory of active listings in the City of Lawrence stood at 295 units at the end of November, which is down from 323 homes that were on the market at the end of November last year. At the current rate of sales, this figure represents 5.6 months’ supply of homes on the market.

According to Crystal Swearingen, President of the Lawrence Board of REALTORS®, “It’s been a great year with sales up overall. We experienced a lack of inventory throughout the year, but overall we saw an increase in home prices, lower average days on market, and an increase in new construction activity.”

Lawrence Board of REALTORS® Releases Home Sales Figures for October 2015

Homes sales fell by 1.2% in October compared to the prior year. Sales in October 2015 totaled 83 units, down from 84 in 2014.

Among existing homes, 74 units sold in October, a decrease of 1.3% from 75 units that sold in 2014. The average sale price of existing homes was $193,492. This represents a decrease of 3.3% from the October 2014 average price of $200,099.

For new construction, 9 sales occurred in October, essentially unchanged from the prior year. The average sale price of new homes in October was $383,379, up 9.0% from the same period last year.

A total of 57 contracts for sale were written in October 2015, down from 64 in October 2014. This is a decrease of 10.9%. Contracts written during the month reflect, in part, sales that will close in the near future.

The inventory of active listings in the City of Lawrence stood at 317 units at the end of October, which is down from 373 homes that were on the market at the end of October last year. At the current rate of sales, this figure represents 3.8 months’ supply of homes on the market.

According to Crystal Swearingen, President of the Lawrence Board of REALTORS®, “As we’ve indicated in prior months, the inventory of available listings is down, which is impacting the number of contracts written right now. We’ve had a really nice year for Buyers and Sellers in 2015, with incredible interest rates and strong home sales. We’re forecasting 2016 as another year with an increase in home sales.”

Among existing homes, 63 units sold in September, a decrease of 3.1% from 65 units that sold in 2014. The average sale price of existing homes was $171,660. This represents a decrease of 9.2% from the September 2014 average price of $189,093.

For new construction, 7 sales occurred in September, up from 4 units the prior year, an increase of 75.0%. The average sale price of new homes in September was $360,536, down 5.0% from the same period last year.

A total of 86 contracts for sale were written in September 2015, up from 69 in September 2014. This is an increase of 24.6%. Contracts written during the month reflect, in part, sales that will close in the near future.

The inventory of active listings in the City of Lawrence stood at 322 units at the end of September, which is down from 426 homes that were on the market at the end of September last year. At the current rate of sales, this figure represents 4.6 months’ supply of homes on the market.

Homes sales rose for the 6th consecutive month, up by 17.8% in August compared to the prior year. Sales in August 2015 totaled 106 units, up from 90 in 2014.

Among existing homes, 95 units sold in August, an increase of 17.3% from 81 units that sold in 2014. The average sale price of existing homes was $191,572. This represents an increase of 1.5% from the August 2014 average price of $188,662.

For new construction, 11 sales occurred in August, up from 9 units the prior year, an increase of 22.2%. The average sale price of new homes in August was $291,790, down 0.7% from the same period last year.

A total of 71 contracts for sale were written in August 2015, down from 84 in August 2014. This is a decrease of 15.5%. Contracts written during the month reflect, in part, sales that will close in the near future.

The inventory of active listings in the City of Lawrence stood at 322 units at the end of August, which is down from 414 homes that were on the market at the end of August last year. At the current rate of sales, this figure represents 3.0 months’ supply of homes on the market.

According to Crystal Swearingen, President of the Lawrence Board of REALTORS®, “This is the 6th consecutive month that the housing market has had an increase in home sales. Inventory levels continue to be a concern and may very well be the lone reason for a decrease in the number of contracts written during August. Lower inventory levels can also cause upward pressure on prices. Also, homes that are on the market are selling more quickly, while current home sellers are benefitting from less competition. All this being said, a well-priced home in great condition will attract buyers in almost any market, and unfortunately not even the best of markets can help a poorly priced home in poor condition appear desirable. Lawrence Board of REALTORS® Releases Home Sales Figures for July 2015

Homes sales rose by 14.9% in July compared to the prior year. Sales in July 2015 totaled 170 units, up from 148 in 2014.

Among existing homes, 157 units sold in July, an increase of 12.1% from 140 units that sold in 2014. The average sale price of existing homes was $198,117. This represents an increase of 9.9% from the July 2014 average price of $180,235.

For new construction, 13 sales occurred in July, up from 8 units the prior year, an increase of 62.5%. The average sale price of new homes in July was $311,038, down 16.7% from the same period last year.

A total of 108 contracts for sale were written in July 2015, up from 97 in July 2014. This is an increase of 11.3%. Contracts written during the month reflect, in part, sales that will close in the near future.

The inventory of active listings in the City of Lawrence stood at 316 units at the end of July, which is down from 417 homes that were on the market at the end of July last year. At the current rate of sales, this figure represents merely 1.9 months’ supply of homes on the market. A balanced market will have 5 to 6 months’ supply of homes on the market.

According to Crystal Swearingen, President of the Lawrence Board of REALTORS®, “The market is again improving with more home sales this July over July last year. Some of the best news is showing up in new construction. New home sales are up 21%, new home listings are up 28%, contracts written are up 32%, and overall sales volume is up 23%. Overall home values are being helped with both the median and average sale prices showing small gains for the year.”

Homes sales rose by 14.1% in June compared to the prior year. Sales in June 2015 totaled 162 units, up from 142 in 2014.

Among existing homes, 151 units sold in June, an increase of 9.4% from 138 units that sold in 2014. The average sale price of existing homes was $193,853. This represents an increase of 1.1% from the June 2014 average price of $191,693.

For new construction, 11 sales occurred in June, up from 4 units the prior year, an increase of 175.0%. The average sale price of new homes in June was $338,382, up 33.1% from the same period last year.

A total of 142 contracts for sale were written in June 2015, up from 99 in June 2014. This is an increase of 43.4%. Contracts written during the month reflect, in part, sales that will close in the near future.

The inventory of active listings in the City of Lawrence stood at 334 units at the end of June, which is down from 457 homes that were on the market at the end of June last year. At the current rate of sales, this figure represents 2.1 months’ supply of homes on the market.

According to Crystal Swearingen, President of the Lawrence Board of REALTORS®, “The market has been really strong through the first half of 2015, and we have every indication that we’ll continue this trend through the coming months. Our supply of homes remains very low, so homes are selling very quickly, some with competing offers from buyers, which puts upward pressure on home prices.”

Homes sales rose by 25.2% in May compared to the prior year. Sales in May 2015 totaled 169 units, up from 135 in 2014.

Among existing homes, 163 units sold in May, an increase of 33.6% from 122 units that sold in 2014. The average sale price of existing homes was $199,451. This represents an increase of 9.1% from the May 2014 average price of $182,797.

For new construction, 6 sales occurred in May, down from 13 units the prior year, a decrease of 53.8%. The average sale price of new homes in May was $287,525, down 0.2% from the same period last year.

A total of 133 contracts for sale were written in May 2015, down from 144 in May 2014. This is a decrease of 7.6%. Contracts written during the month reflect, in part, sales that will close in the near future.

The inventory of active listings in the City of Lawrence stood at 349 units at the beginning of May, which is down from 451 homes that were on the market at the beginning of May last year. At the current rate of sales, this figure represents 2.1 months’ supply of homes on the market.

According to Crystal Swearingen, President of the Lawrence Board of REALTORS®, “Sales are up, sale prices are up, and homes are selling more quickly! However, we still need more homes available for buyers to balance our market. Right now we have 100 fewer homes on the market than we had this same time last year. The decrease in inventory is a significant reason why the amount of contracts written was down 7% from last May. Despite the decrease in the number of homes available, the housing market continues to outperform last year, both locally and nationally.”
